Garden sauna and neighbours: how to avoid trouble

The council is rarely the problem with a garden sauna. The neighbours sometimes are, and it is almost always about one thing: smoke. The good news is that all of this can be sorted before you build, not after.

Garden sauna and neighbours: how to avoid trouble

Smoke is the main flashpoint

A wood-fired stove smokes most when lighting, in the first 10–15 minutes. After that, with dry wood and good draught, there is hardly any smoke to see.

If those fifteen minutes drift straight onto the neighbour's patio or into an open bedroom window, conflict is only a matter of time, and it repeats at every firing for years.

The solution is simple and cheap: think through the position and height of the flue before you build.

Flue height

The higher it goes, the faster the smoke disperses and the less of it hangs near the ground.

An extra length of flue pipe costs little and solves most problems before they start. It is the cheapest investment in peace and quiet there is. For the flue itself, use a qualified installer or chimney sweep, and if you live in a smoke control area, check the local rules with your council.

Wind direction, not compass direction

Check which way the wind mostly blows across your plot and position the sauna so the smoke drifts over your own garden, not your neighbour's.

It is the same rule as for a barbecue, except the consequences last years rather than an evening.

What you burn

Dry hardwood barely smokes and quickly turns to embers. Birch, ash, beech: kiln-dried or seasoned, with moisture content below 20%.

Wet or fresh wood smokes heavily and smells. It is the commonest reason for complaints, and it harms your sauna too: it will not heat up properly and the flue clogs with soot.

Never burn chipboard, offcuts of furniture or painted or treated wood. It ruins the stove, is not allowed and gives your neighbour a fair reason to complain.

Noise and time of day

The sauna itself is quiet. What gets loud is what happens around it: conversation, music, the plunge into the cold tub at midnight.

Be mindful of your neighbours’ evenings in the garden too. It is worth knowing before you plan a sauna party for 11 pm on a Saturday.

The simplest step that works

Tell your neighbour beforehand that you are putting up a sauna, where the flue will be and when you will usually be firing it.

One conversation before the build settles an issue that is almost impossible to straighten out afterwards. Someone who has been forewarned reacts quite differently from someone surprised by smoke over the fence.

If you get on well, invite them over once. That settles it for good.

On the formal side, small garden saunas often do not need planning permission, but rules on outbuildings differ from place to place and depend on size, height and distance from the boundary. Check the local rules with your council (local authority) before you order.
